Vaud: the ECA does not insure leaks
In the canton of Vaud, building insurance is compulsory and provided by the ECA. But the law excludes burst pipes and water seepage from its cover, whatever the cause. A leak therefore falls under the building’s water damage insurance, taken out with a private insurer.
Depending on the policy, this insurance may cover the cost of finding the leak. Check your terms or ask your insurer before the visit: the report we give you describes the method, the location of the leak and the date, backed up with photos.
Sources: Vaud act on building insurance against fire and natural hazards (LAIEN, art. 10) and ECA, “Flooding and water damage: who pays?”, in French.

In a flat, the property manager arranges it
In a rented home, it is normally the property management company (régie) or the landlord who arranges leak detection. Send them this page: the price, the travel charge and the content of the report are known in advance, which saves waiting for a quote. In the meantime, turn off the water supply if the leak is still active and photograph the damage before you clean up.

Common questions in Lausanne
Does the ECA pay for leak detection?
No: Vaud law excludes burst pipes and water seepage from the cantonal insurance. It is the building’s private water damage insurance that steps in, and it may or may not cover the cost of the search, depending on the policy.
Is the price the same as in Fribourg?
Yes, the price of the search is the same everywhere. Only the travel beyond the included kilometres is added, and it appears in the total you see before you pay: nothing is added after the visit.
Pully, Renens, Épalinges: do you come there too?
Yes, throughout the Lausanne area: the table gives the journey and the travel charge for each town. For another address in the canton, enter it at the start of the booking and the answer appears straight away.
