Water damage in Fribourg: the ECAB does not cover leaks

In the canton of Fribourg, every building must be insured with the ECAB, the cantonal building insurance body. But the ECAB covers fire and natural hazards, not leaking pipes. Water damage falls under the building’s water damage insurance, taken out with a private insurer by the owner or the co-owners.

Depending on the policy, this insurance may cover the cost of finding the leak. Check your terms or call your insurer before the visit. The report we give you (method used, location of the leak, photos, date) can be passed on as it is.

Sources: Fribourg building insurance act (LECAB, art. 77) and the ECAB frequently asked questions, in French.

Tenants: tell the property manager first

In a rented home, it is normally the property management company (régie) or the landlord who arranges leak detection. Tell them as soon as you notice the damage, photograph it before you clean up, and turn off the water supply if the leak is still active. You can send them this page: the price and the process are known in advance.

Common questions in Fribourg

Does the ECAB pay for leak detection?

No: the ECAB insures against fire and natural hazards. A leaking pipe falls under the building’s private water damage insurance, which may or may not cover the cost of the search, depending on the policy.

Do you work in Marly, Villars-sur-Glâne or Givisiez?

Yes, as everywhere in the Fribourg area: the table above gives the journey from our base, and travel is included everywhere. For another town in the canton, enter your address at the start of the booking.

What happens if the leak is not found?

The report records what was tested and what was ruled out. If locating the leak calls for more than the option you booked covers, the next step is priced for you before it goes ahead.
